Resort Condominium Living – Rules and Guidelines

Beach Villas at Ko Olina is not a hotel; it is a resort condominium. When you rent a condo unit, you are agreeing to abide by the condo association’s governing documents and rules. This includes adherence to the House Rules and at check-in, a Summary of the House Rules is provided to you, which outlines guidelines for communal living and enjoyment of the common elements: such as all elevators, lobbies, pools, fitness center, landscaped areas, and walkways.

Here are some important points from the Summary of House Rules:

  • Only registered paying rental guests, owners, and registered guests are allowed in common areas.
  • Each villa has specific occupancy limits for both the unit and common areas.
  • No smoking (including e-cigarettes) is permitted in the common areas, including lanais.
  • Vehicles must be parked in assigned stalls within the lines and display a valid parking permit.
  • No excessive noise or nuisances that may disturb others are allowed on the premises.
  • Specific rules apply to the use of recreational facilities, including pool and spa hours and guidelines.
  • Proper attire and safety measures must be observed in the fitness center.

The Summary of House Rules provided here is a brief overview, and all residents are responsible for knowing and adhering to the complete set of House Rules. The Resort Manager is responsible for safety and compliance, and non-adherence may result in warnings and fines.

At Beach Villas at Ko Olina, we encourage a get-along attitude and understanding of the basic realities of condo renting to help avoid unnecessary conflict and manage expectations. Please show consideration for your neighbors as you enjoy the exceptional experience at Beach Villas at Ko Olina.

Parking Information:

As a valued guest of our Resort, we kindly ask that you please park your vehicle in the designated areas assigned to you. These areas are available for Owners, Renters, and a limited number of Guests. To ensure safety and convenience for all, it is important that drivers park only in their assigned spaces and display a valid parking permit at all times.

We also ask that you kindly refrain from parking in any unauthorized or restricted areas, including those assigned to others. If a vehicle is parked in one of these areas, it may be towed at the vehicle owner’s expense without prior notice.

Please make sure that your vehicle fits entirely within the designated parking space, without protruding or extending into any adjacent space, driveway, or walkway. For safety reasons, oversized vehicles such as limousines and extra-large vehicles that do not fit wholly within a parking space are not permitted to park at the Resort.
